Retail RICHMOND, Texas — September 30, 2026 — Bijan Persian Grill, a longtime Houston destination for authentic Persian cuisine, is expanding to Richmond with a new location at The Grand at Aliana.
The restaurant will be located at 10445 W. Grand Parkway S., Suite 150, Richmond, TX 77407, joining Bijan’s established Houston location at 5922 Hillcroft St.
For more than two decades, Bijan Persian Grill has served Houston diners traditional Persian cuisine, including fire-grilled kabobs, saffron rice, fresh herbs, house-made breads and classic Persian dishes. The Richmond location extends that presence into Fort Bend County and brings the restaurant closer to a growing customer base west of Houston.
After years of serving the Houston market, Bijan identified Richmond and the surrounding Fort Bend County area as a strong location for its continued growth.
Fort Bend County has become one of Greater Houston’s most diverse and rapidly growing communities, with a population and cultural makeup that align well with Bijan’s established customer base and Persian culinary tradition.
The search focused specifically on finding a second-generation restaurant space that could meet Bijan’s operational requirements while giving the restaurant the flexibility to redesign the space around its own concept and identity.
Those opportunities can be difficult to secure. Restaurant spaces with existing infrastructure in established retail corridors often attract significant interest and can move quickly, making both timing and market relationships important components of the site-selection process.

Leveraging her knowledge of the Fort Bend retail market and relationships within the commercial real estate community, Neha identified an opportunity at The Grand at Aliana that closely matched Bijan’s requirements.
The opportunity was identified before it was broadly marketed, allowing XAG Properties and Bijan to move quickly on the space.
Within approximately 30 days, the location was secured, the letter of intent was negotiated and lease negotiations were completed, positioning Bijan to begin its design and buildout process.

Having strong relationships in the commercial real estate community allowed us to identify the opportunity early and move quickly on behalf of our client.”
“For Bijan, it wasn’t simply about finding another restaurant space. The location had to match the ethos of the brand and be in a market where there was both demand and room for greater diversity in restaurant offerings,” Neha added. “This Richmond corridor checked those boxes. It has a significant Asian population, strong household incomes and a diverse customer base, yet the surrounding restaurant mix does not currently include a full-service Persian concept. That created a compelling opportunity for Bijan to enter the market, introduce something different and become Richmond’s first full-service Persian restaurant.”
Bijan Persian Grill’s Houston restaurant has long been part of the Hillcroft area’s internationally diverse dining community.
Bijan is nearing completion of the design and buildout process to transform the second-generation restaurant space and is expected to open its doors to patrons in November 2026.
The new restaurant will carry forward the food, hospitality and Persian culinary traditions that have established Bijan’s presence in Houston while introducing the concept to more customers throughout Richmond and Fort Bend County. The restaurant is also accepting event bookings for November and December 2026 and beyond.
