For the past year and a half, I've been working at XAG Group, and I am very grateful for the opportunity of learning the business of commercial real estate. During this time at XAG Group, I have had the pleasure of working in all four divisions of the company – Development, Investments, Property Management, and Brokerage. Throughout my time in each of these divisions, I learned that every single one of them is connected and is vital to how Commercial Real Estate works.
In Property Management, I learned that it usually involves dealing with difficult situations on a day-to-day basis. Often, our property manager had to work with people with differing viewpoints and demographics, while maintaining the best customer service possible. Because yes, attention to a customer is a key factor in what defines a good Property Manager.
In our Development division, I was able to understand the process of Retail development. From the purchase of the land to the finalized and stabilized retail center. While observing our developer, I realized that there is more to just buying a piece of land and constructing a building. There are processes that need to be taken care of; in which some include, getting in contact with City/County officials to receive permits, having engineers create a Due Diligence Report to thoroughly inspect the fundamentals of the property, and doing a community analysis to make sure that the surrounding areas would benefit from this development.
In our Investments/Private Equity division, I discovered that for every investment there are 3 major components: time, capital, and profitability. For me to be understanding of this, alongside our CEO, Nathaliah Naipaul, I undertook many projects and tasks which include: assisting in managing over $200 million in AUM, Maintaining a relationship between our 30+ investors, creating and reviewing property valuation reports, and real estate market data, and determine and formulate appropriate marketing strategies, and to quickly grow our inventory of premium retail spaces, aligned with our expansion strategy.
Lastly, in our brokerage division, I have learned the backbone of leasing and selling, along with purchasing, properties. This involves contacting potential clients, creating a lifelong relationship with clients, aiding them in understanding the leasing process, and closing the deal to which both sides of the deal agree. Through observations and meetings, I was able to understand how different types of businesses different impacts on the project have, along with the opportunities for other businesses to operate in the retail center.
There is so much more that XAG has and will continue to teach me every day. I am grateful for this opportunity XAG has given me and I look forward to continuing working here.
